MODEL VALIDATION & CONSTRUCTION VERIFICATION

Independent, point cloud-based verification that what exists on site matches the design or the as-built record. Catching discrepancies early, when they're still straightforward to resolve, rather than at handover, when they're not.

WHEN TO CARRY OUT MODEL VALIDATION

Model validation and construction verification add value at every stage of a project and are most effective when planned from the outset rather than commissioned reactively.

Design stage

De-risking design intent

Validate your design model against a point cloud of the existing building ideally by RIBA Stage 3 on retrofit, refurbishment or extension projects. Identify where design assumptions don't match reality before they become construction problems.

Construction

Progressive verification

Regular or milestone-based site visits after first fix, second fix, and at other key programme points comparing installation to the design model. Discrepancies flagged in real time, while trades are still on site and corrections are straightforward.

Completion

As-built certification

A final verification visit to confirm the as-installed condition and update the model to as-built status — giving your client a verified, certified model at handover and a reliable foundation for future facilities management.

In use

Ongoing asset accuracy

As fitout, refurbishment or operational changes occur, further model validation keeps the asset model current — maintaining a single, trusted source of truth for building owners and FM teams.

Why Choose Spacion for Model Validation

  • Main contractors — independent verification of sub-contractor deliverables before sign-off and acceptance, providing documented confidence in what's been installed

  • Clients and employers' agents — assurance that the asset being built matches contracted design requirements, with an independent record to support handover and sign-off

  • Design teams and BIM managers — confirmation that site conditions reflect design intent, and that the project information model remains an accurate single source of truth throughout construction

  • Quantity surveyors and commercial managers — objective, measurable evidence to support or challenge variation claims, change orders and conformance notices

  • Building owners and facilities managers — a verified, as-built model at handover that supports maintenance planning, future refurbishment and operational decision-making from day one

HOW WE APPROACH EVERY SURVEY

Site scan

We visit site at agreed milestones and capture a high-density laser scan of the relevant areas minimising disruption to the build programme

Point cloud data is automatically compared against the design or as-built BIM model using AI classification identifying deviations at speed and at scale

Results delivered as a clear red/amber/green model comparison, showing where installations are within tolerance, borderline or non-compliant

Where independent certification is required, we produce structured validation reports suitable for client sign-off, contractual records and handover documentation

Where agreed, we update the BIM model to reflect as-built conditions delivering a verified, current model alongside the verification report

All outputs accessible via a secure web-based platform — shareable with clients, designers and sub-contractors without specialist software

The later a discrepancy is identified, the more expensive it becomes to resolve. Programme delays caused by rectification works, extensive model updates required immediately before practical completion, and disputed change orders arising from unverified sub-contractor deliverables are all common and largely avoidable consequences of not verifying progressively.

Model validation converts a significant end-of-project risk into a series of managed, addressable findings throughout the build. The earlier issues are identified, the less they cost to fix and the stronger the evidential record if contractual disputes arise.

PLAN MODEL VALIDATION INTO YOUR PROJECT FROM THE START

The most effective model validation programmes are scoped early agreed at the outset of a project and built into the programme at the right milestones.

Get in touch with our team to discuss your project and we'll recommend a verification approach that fits your programme, BIM requirements and budget.

On any construction project, some degree of deviation between design and installation is inevitable. The question is whether those deviations are identified and resolved progressively while trades are still on site and corrections are manageable — or discovered at practical completion, when rectifying them is disruptive, expensive and contractually contentious.

Spacion's model validation and construction verification service uses point cloud analysis software to compare every element on site against your BIM model at speed. We visit site at agreed milestones, capture a laser scan, and deliver a structured report identifying where installations match the design, where they deviate, and by how much giving your project team the information they need to act quickly and with confidence.

The same process works in reverse: during design development, we can verify your design model against an accurate 'as-existing' point cloud of the building, de-risking your design assumptions before construction begins.
