Architecture & Design

Whether you're planning a major refurbishment, preparing for a new build, or managing an existing estate, spacion's architectural survey services give your team the precise, reliable data they need to move confidently from concept through to completion.

Construction

Spacion supports the full construction lifecycle from breaking ground to building handover with survey and digital documentation services that keep your project accurate, accountable and on track.

Decarbinsation

Decarbonisation strategies are only as good as the data behind them. If your mechanical engineers are designing low-carbon systems around outdated drawings and unverified services layouts, your project is already at risk.

Compartmentation

Buildings change. Ceilings get modified, services get rerouted, contractors come and go. The compartmentation strategy on paper rarely reflects what exists above the ceiling tiles and under the Building Safety Act, that gap is no longer acceptable.

Spacion surveys what is actually there.

Healthcare

NHS trusts, private healthcare providers and the main contractors delivering their capital programmes need survey partners who understand the environment, work around clinical operations and deliver accurate data without adding risk to complex, time-sensitive projects.

Logistics and Industrial

The logistics and warehouse sector demands precision. Floor space is revenue. Every square metre of inaccurate data affects lease negotiations, rent calculations, rateable value and operational planning.

Manufacturing

Manufacturing facilities are operational environments where downtime costs money. Survey work needs to fit around your production schedule, not the other way around.

Office & Commercial

Prison upgrades and modernisation programmes are complex, high-stakes commissions. Main contractors working across the MoJ estate need survey partners who are cleared, experienced and ready to deliver without adding risk to an already demanding environment

Retro Fit

Old buildings. New purpose. Spacion provides the survey data that makes retrofit projects viable, plannable and deliverable.

What is laser scanning?

3D laser scanning captures millions of highly accurate data points across a building or site, creating a dense point cloud that records every visible surface, structural element and spatial relationship in three dimensions. Compared to traditional survey methods, it is faster on site, more comprehensive in coverage, and significantly more accurate — particularly in complex or geometrically challenging environments.

How can we help?

At Spacion, we select scanning technology based on your project's specific requirements and desired outputs. Using the latest Leica scanning equipment, our surveyors capture your asset inside and out from multiple positions, then post-process, clean and register the data in-house — adding verified site coordinates and producing a fully usable, structured point cloud dataset ready for downstream use.

Capture evertything

The result is a single, authoritative spatial record of your asset — one that every member of your project team can access, interrogate and rely on, from early design through to handover and beyond.

When to apply laser scanning?

Our scanning capability covers the full range of built environment applications:

  • Building fabric and structure walls, floors, ceilings, columns, beams and structural elements captured in full geometric detail

  • Building services and MEP mechanical, electrical and plumbing systems recorded for clash detection, retrofit planning and as-built verification

  • Facades and external elevations full external capture for planning, heritage recording and condition assessment, combined with drone survey data where required

  • Complex and heritage buildings intricate geometries, vaulted spaces and irregular structures that traditional survey methods struggle to record accurately

  • Large-scale industrial and infrastructure assets plant rooms, process facilities, bridges and civil structures captured efficiently at scale

  • Confined and restricted-access spaces risers, voids, plant rooms and other areas where access is limited but spatial data is critical

What we deliver

  • Point cloud data is the raw material what matters is how it's structured and delivered for your specific project needs. We provide a full range of outputs from a single scan dataset:

Registered point cloud

  • Cleaned, registered and geo-referenced point cloud in your required format (E57, RCP, PTS and others) — ready for import into any CAD or BIM environment

Scan-to-BIM models

  • Intelligent Revit models built directly from the scan data, delivered to your specified LOD and aligned with ISO 19650 requirements

2D CAD drawings

  • Accurate floor plans, sections and elevations extracted from the point cloud — in DWG or PDF format to suit your workflow

3D mesh models

  • Photorealistic 3D mesh models for visualisation, heritage recording and stakeholder engagement

Model validation

  • Point cloud overlaid against existing design or BIM models to identify discrepancies, verify construction progress and validate as-built conditions

  • Web-hosted point cloud viewer

  • Instant remote access to your scan data — interrogate dimensions, review specific areas and share with your team from any device
